Agree, nice but could do better
We stayed there for 3 nights to get a bit of beach time on Baltic Sea. I choose this place after looking on location, very close to beach on west side of Leba, close to Slowinski Park, so great walking west.
We got a room on 3 floor under roof and when we checked in not even an offer to help with luggage( 3 flight of steps). Room cleanliness was little lugging, dust was everywhere on each surface, like house keeper didn’t bother with it. Bathroom was clean, but sink was stopped up and we had to ask them to open it. Bulb in room fixture was broken.
Main room had to twin beds pushed together but headboards were wider so there was a big gap between beds. The second room had larger bed but because it was under eves, head room for normal size adult was not existent and blind in window was hanging there ripped off.
The good thing was room had a AC but sitting in the room Sunday afternoon- there was a scheduled service coming in and even though they were quick, it took good 20 min to have guys working on AC.
WiFi was offered but again on 3rd floor not working at all. Had to go down to lobby to be able to use it. When asked for password at the arrival I was told there was a paper in each room with info(i found that paper on last day, pushed under TV shelf deep in corner, black on black).
To wrap up: service needs much improvement, maybe change WiFi system and clean and check rooms before you let guest in.
Breakfast was very extensive show with variety meats and cheeses, fresh veggies but coffee made in big samovar and poured in thermos. Very good, fresh rolls.
Location was great but there are other options close too.

Good But Could Be Better
We stayed 3 nights on the top floor, which was up three flights of shiny, well maintained (marble?) stairs. Our corner room--two rooms, a separate bedroom--where the window curtain was torn on the bottom and hanging down--and the room we slept in, the main room with two singles pushed together, a corner couch and padded chair, and an armoire in the corner.
The room was a little dusty, but basically clean and well maintained, the bathroom roomy compared to some we've stayed in recently, though a tall person might find sitting on the commode interesting since it's facing the side of the sink. We're about 5'8" so it wasn't a problem for us, but it was interesting.
The family who appear to own it were nice enough, responsive when we pointed out the bathroom sink was clogged (though one would think the cleaning crew would notice that immediately since it didn't drain almost at all).
The included breakfast was almost lavish: the rolls were good, the jams--though prepackaged--were good. The chicken salad and cottage cheese was very tasty. Our second morning there was grilled sausage which was above average. We ate our first evening in their restaurant and it was good--I had fried cod and potatoes, and their salad was quite good.
Downstairs the internet was fast and good, but it kept clicking off upstairs so my laptop could pick up the downstairs signal early morning/late evening, but most of the time we did without.
Our room had an ac unit, and it was very quiet and very effective. The mosquitos were really bad while we were there, so it was wonderful to close the windows and turn on cool air to sleep unbitten.
Employees invariably were nice and helpful, something that's not always true when traveling in Europe in general. Places like Poland in particular, where tourism in the numbers we're seeing is still fairly recent, the service industry seems about as helpful as America's was about 30 years ago, after we'd crossed the boundary from industrial economy to service, and what Americans provided was more customer disservice than service. Poland is already better than that and coming up fast.
Access to the beach is 5-10 minute walk right down the street, and we also walked to the dunes from the hotel as well.
Parking is extra and right behind the hotel.
Likely there are better places to stay than Spinaker, but we did enjoy the time there and can recommend it.

We got a very nice spacious room for 4 with comfy chairs and a sofa to relax on. Comfy beds too. Nice decor. No lift. Good location for the moving dunes. 20 minutes walk to Łeba town centre.

A decent option
Hotel Spinaker is situated less than 1 km from Leba center by the road leading to the beach and to the famous shifting dunes. It's a family run hotel with friendly and helpful service with the younger generation speaking good english. Our double room was rather small and the AC was either out of order or otherwise not effective enough. They were kind enough to show us a safe locked place for our bicycles. The breakfast was included in the price and it was good with lots of choices. This hotel is a good choice and if you visit Łeba, you must not miss the shifting dunes.
