The apartment is ideally located, with shops and restaurants within easy reach. The promenade du Anglais is minutes away, as well as local transportation, with the tram stop 2 blocks away. A good security system separates the apartments from local residents. The apartment was bright and clean, with a comfortable bed, good shower and blackout curtains. Complementary croissants were hung on your door every morning which was a nice touch. The owner and receptionist were both welcoming and lovely to talk to. We very much enjoyed our visit and will book again next year. Thank you

Advertised as hotel but is actually on one floor of an old apartment building. Bathroom plumbing caused toxic septic smell throughout entire stay.

This was a different hotel experience for me. Really it's kind of an apartment building where they took part of one floor and made 8-10 hotel rooms out of it. You have a key to get into the building and your own code to get into the lobby and rooms. It's on kind of a side street ... but near the Main Street of Rue de France that leads to 1,000 restaurants and the old city. It's also near 2 grocery stores and variety stores and 1 block from the Sea. The staff and communication (e-mail instructions) were super good and detailed. They even let me store my stuff in their lobby and office until my room was ready. My only beef was that the walls are a bit thin in the rooms ... but I had not noisy neighbours and it was not really an issue But if a party or loud talking is next door ... you're going to hear it more than usual.

Good room - smelly bathroom
Room was a good size and had a small kitchen with a small fridge but ample for 2 nights. Good location. Shower pressure good. The only downside was the smell in the bathroom. There was obviously a sewerage problem. Smelt all the time we stayed there and for that reason would not stay again until the sewerage issue is fixed. It is noisy during day ie. When we checked in as walls are paper thin, however no problem sleeping at night. There are homeless people nearby but there is no issues. Easy access to everything a great room but the bathroom smell needs fixing.

48 hours in Nice
We stayed as a young couple for a 48 hour break away in Nice.
Arrival - lovely to find a personalised Hapy Wedding Anniversary message and chocolates. Actually needed to check in to the sister hotel around the corner first as App Art doesn't have a reception.
Room- Good size, double bed,fridge hairdryer sink shower etc all sufficient.
Bed- comfy but only 1 pillow each was given and these were really flat. They were able to give one extra one at request.
Noise!! - Apartment situated on a small street which for some reason at 4am each night, people congregated outside and spoke very loudly. Seemed to be a group of people socialising. Traffic and city noise were actually not a problem
As the apartment is situated in a residential building we consecutively heard someone above us pacing backwards and forwards for hours on end each night! We really struggled to sleep because of this !
Location- Very good on arrival from airport we got the tram which stops a 5 min walk from hotel.
About a 5 min walk to Nice shops amd Nice restaurants, about a 20 min walk to old Town Nice
About 5 mins to walk to the promenade.
Overall for a new hotel the room was everything we needed practically but the noise was an issue, probably not helped because of the back street location and other non hotel residents.
The hotel host was lovely and very welcoming.
