Exceptional property in Split
This is a "private apartments" type property in Split. There's no on-site reception, it's more like an AirBNB. Check-in details were sent by SMS the day before with contact phone numbers if required, and the check-in process was easy to follow.
The building is old (well, the city's a couple of thousand years old!) and walking into its foyer it's not much to look at, but once through the apartment doors it's a very different story. The apartments have been totally renovated and are very modern. The bed was comfortable, and the shower is huge. The apartments share a kitchen and some outside balcony space.
Breakfast is available at a cafe next door, which did a great job. There's several decent restaurants nearby and a small supermarket in walking distance. It's only a few minutes walk to the ferry area and train station.
Note that the property is accessed off a cobblestone-style, pedestrian-only street. It's about fifty metres from the nearest road for cars. This can be a plus, though, as there's basically no street noise!

More 4.5 star than 4 (sort it out Trip Advisor!)
Think of the Mak Luxury Rooms as a top-notch AirBnB just outside the centre of Split. It’s a perfect base from which to explore this beautiful and historic city.
The owner of the property, Karlo, could not have been more helpful throughout our stay. He even organised a taxi to the airport and met us to help with luggage on our final day.
Rooms are fresh, bright, and modern with huge comfortable beds. The entrance to the property is a little dark and creepy – but don’t let that put you off as it’s completely unrepresentative of the property itself.
The Mak Luxury Rooms miss out on a five star rating for just a couple of reasons: either we were sharing the property with some extremely loud people (doesn’t help that we were next door to the kitchen, in Olive room) or the walls are very thin. Having noticed that a guest in a previous review described the property as very quiet, I think perhaps we were just unlucky on this occasion.
The second reason for my four-star rating is breakfast. This is taken at a small hotel, the Diana, just a couple of minutes away from the property. Unfortunately the breakfast offering was extremely disappointing (my dietary requirements don’t help but even my partner’s breakfast wasn’t great). It’s worth mentioning that the owner of the Diana was friendly and welcoming.
(Finally, it definitely didn’t help that Karlo’s cleaner thought I was pregnant – at 49, I bloody well hope not! – when I was just suffering the bloating effects of eating wheat. Ouch )

Excellent
We stayed in almond room for 2 nights was as described by other reviews... faultless and in a great location. Marko was exceptionally helpful in parking our car and always available for any enquiries . Would definitely stay here again.

Location Comfort and Service!
The manager Karlo came to pick us up from where we had parked and helped with our bags
A very friendly lady who spoke little English managed to contact him when we turned up at a similar luxe named property nearby as our sat nav was not working great
Apartment is on a small narrow street off main road which is easy to miss
He was friendly and helpful and available for help throughout our short stay
The rooms are brilliant - our room Almond smells wonderfully of almonds
Wonderfully spacious and comfortable bed and sofa
Tea and coffee facilities kitchenette and terrace with loungers for shared use which we did!
Karlo pointed out places to visit and eat on a map for us
Breakfast could be taken at nearby villa Diana with the free voucher left in room
TV actually did not work and tried to set channels but not an issue and we did not report it to Karlo as only wanted to hear news
Parking is not easy in most of Croatian cities and here no different but Karlo resolved this very nicely for us for which we are grateful

In the center of Split
We stayed four days in the Mak Luxury Rooms in Split, a B&D that was very comfortable. Right in de center of Split we had only a five minutes walk to de Diocletians Palace. The place was very clean and exceptionably quiet. There were four rooms but we hardly heard anybody else in the surroundings. We had to get our breakfast in a nearby small hotel. The breakfast itself was OK but the coffee was hardly to drink.
